While I, Capt. Sunil Saraf was in the military (from 1990 till 1996) I tried to invest in Stocks, Mutual funds and Real Estate. I faced severe consequences of not knowing enough about Shares Stocks, Real estate and financial aspects of real estate, not having resources, networks, jargon and knowledge to find the REAL TRENDS, PARAMETERS, and had to depend on usual resources like friends, family, magazines and Media.
Most of the time this made me feel uncomfortable as I always felt there was much more to know then what I knew or what I could gather from available sources. Although I took my investment decisions based on the information available to me and on the recommendations. Most of my investments however small were made into mutual funds and shares. Most of the time the decisions were not as rewarding as I would want them to be and sometime even incurring loss.
When I joined the commercial world in 1996 after taking a premature retirement to pursue my passion of creating an organization on my own with no capital. A courageous decision which was not understood and hailed by many. I wanted to more creative and be free and on my own.
I felt the typical vacuum which is faced by a middle class working professional who was very good manager in his field, who longed to grow his savings through investments but did not even understand how to grow or even protect his savings. My experiments with making investments in real estate began with buying of one small piece of land in year 1998 in Kutch, Gujarat whose value was USD 1000. It was a wrong decision as the title of the land was still agriculture and I had bought it as residential without understanding the repercussions. The decision was more emotional then rational.
I did make many such investments in India while I was doing my job as a general manager of company in Kutch, Gujarat. In Gurgaon, Bangalore and Mumbai etc. I bought and sold real estate I made profits in some. I discovered that Real estate attracted me like magnet and it made sense to me much faster. I had found my focus. I was able to connect with it. There were many grey areas on understanding. I lacked the real inputs and knowledge to understand:

• How to invest
• Why to invest
• When and how to financially leverage
• When to sell
• When to do long term investment
• When and where to do investment in off plan properties and in which city or segment I should not- locational analysis
• Financial analysis
• Locational Analysis
• Legal and Regulations Analysis
• Demand and supply Analysis
• Developer Analysis
These exercises of making investments eventually lead me to Mr. Robert Kiyosaki, the author of” Rich Dad Poor Dad” my mentor.
Who taught me the value of Real Estate as parallel passive source of income so that I could have more time for myself in order to become more creative and have more fulfilling life. He also insisted that, I needed to improve my financial skills, my research skills, my network, my analytical abilities, my sales skills, my local knowledge, my capabilities to become an investor instead of an individual who invest in the hope of growing his investments.
I practiced and done everything taught by him. Read many books on Real Estate, attended trainings, Seminars and courses on Real estate, I did this routine for many years and I still attend at least one training each year. Then I decided to launch Tanjay Real estate to work at deeper levels with developers, property owners, and landlords to understand and learn HOW IT WORKS AND WHAT HAPPENS BEHIND THE SCENES.
Tanjay Real Estate was launched to bridge the gap between individual lacks the knowledge, research, actual trends and customize Real Estate Investments as parallel sources of income for individuals. I focused all my energy, time and in Real Estate and finance I moved from job as GM of Zodiac Clothing Dubai into full-fledged consulting business in Real Estate and Finance advisory in Dubai.
